Fees Notice

Below is the schedule of fees you can expect to pay as a landlord when you let your property through Berkeleys.

Fees are only due if Berkeleys successfully finds and moves a tenant into your property. All services are subject to fees stated under the Tenant Find Only service, in addition to any other service agreed.

All levels of service include

• Agree on the market rent and find and reference a tenant in accordance with landlord guidelines.
• High-quality photographs.
• Advice on refurbishment.
• Provide guidance on compliance with statutory provisions and letting consents.
• Carry out accompanied viewings.
• Market the property and advertise on relevant portals.
• Erect board outside property in accordance with Town & Country Planning Act 1990.
• Advise on non-resident tax status and HMRC (if required).

Tenants find only service –  90% of the first month's rent (inc. VAT)

• Collect and remit initial months’ rent received.
• Provide tenants with a method of payment.
• Deduct any pre-tenancy invoices.
• Make any HMRC deduction and provide tenants with the NRL8 (if relevant).
• Final statement.
  

Rent collection service – 8.4% (inc. VAT)

• Collect and remit rent received.
• Prompt collection of rent.
• Prompt chasing of unpaid rent.
• Make any HMRC deduction.
• Rental statements.
  

Fully managed service – 15% (inc. VAT)

• Collect and remit rent received.
• Prompt collection of rent.
• Prompt chasing of unpaid rent.
• Pursue non-payment of rent and provide advice on rent arrears actions.
• Make any HMRC deduction.
• Deduct commission and other works.
• Rental statements.
• Legal notices served if required.
• Advise on all utility providers of changes.
• Undertake bi-annual inspections, and notify the landlord of the outcome.
• Arrange routine repairs and instruct approved contractors.
• Hold keys throughout the tenancy term.

Set Up Costs – Managed and Rent Collect only - £594 Incl VAT

A comprehensive one-off set-up fee covering everything needed to launch the tenancy professionally and secure the right tenant.

This includes full marketing, professional photography, drone imagery where suitable, tenant sourcing, negotiation, comprehensive referencing and credit checks, tenancy agreement preparation and complete tenancy set-up.

It provides a fully managed start-to-finish service for £594 including VAT, with no separate charges for the key elements required to get the property successfully let.

AML
As part of our legal compliance proceedures we need to conduct landlord AML checks on all instructions and there is an administration charge of £6pcm will be applied to all tenancies, or £72 in advance.
